Freehouse Partners develops hospitality, multifamily, and industrial real estate in the emerging markets of the Mountain West, with a concentration in Western Montana, Central Idaho, and Wyoming.

We operate in emerging Upper Rockies markets with employment and quality-of-life growth tailwinds, where institutional players lack presence and local expertise determines outcomes. We derisk development through long-term partnerships, conservative underwriting, and creative tenant structures. As both sponsor and fee developer to institutional investors, we operate with patient capital and a builder’s mindset in communities where trust compounds over decades.

Role Overview

We are looking for an Acquisitions Analyst to own underwriting and analysis of potential acquisitions from first touch to close. You’ll join a small team that includes capabilities in sourcing, due diligence, capital markets, investor relations and operations as a key team member helping to quickly identify, analyze, and acquire assets in our target markets.

This role is primarily focused on value add industrial acquisitions and ground up industrial development in tertiary markets.

We’re a tech-driven and ops-obsessed company. We leverage the best tools we can find to punch well above our weight class in terms of professionalism, speed, and reach. We take pride in being quick and decisive and this role will help us continue to build that reputation as we scale. If you are a detail-obsessed financial mind looking to go deep in commercial real estate, we want to talk to you.

We are serious about our work but operate casually day-to-day, so you won’t be bogged down by unnecessary layers and process to get things done.

What You'll Do

  1. Collect data and create proformas for feasibility and analysis of acquisitions.
  2. Scenario test and recommend rent targets, capital investment, and operational strategies to maximize asset profitability.
  3. Collecting and preparing deal summary docs for investment decisions and lender reviews.
  4. Prepare investment memos and investor packages for new deals. We are a narrative memo culture so we gravitate to people who can develop clear, concise written words to explain strategies.
  5. Work with our larger team on due diligence, current market comps, and identifying capex requirements to properly underwrite acquisitions.
  6. Collect and maintain market-level market data on rent comps, sale comps, replacement costs, demand, and supply pipelines to help underwriting and identify upside opportunities.
  7. Work closely with our entire team to prioritize acquisition strategies on a per-market basis as market conditions evolve.

About You

We’re looking for a detail-oriented person who is at home in tech-driven operations. When your friends are planning a group event, they want you to own logistics because you never let details slip. You don’t just execute stages of projects flawlessly, but you build systems around workflows that scale exponentially.
